Ralph Jerey MRICS

Ralph Jerey, MRICS, 44, has been appointed member of the board of RICS Germany, and, as such joins the top management of the organization. RICS, the Royal Institution of Chartered Surveyors, is the world’s leading organization of highly qualified experts in real estate and the building industry – a group that is committed to stringent professional ethics standards.

Ralph Jerey currently serves as chairman of the board of the Immobilien AG (real estate firm) OperaOne, which is listed on the Frankfurt stock exchange. Jerey has worked in the real estate business for more than 21 years and for the past 16 years has been engaged as an investor and investment developer in the field of residential buildings and boarding houses. The trained banker acquired several academic degrees: he is a business economist, real estate developer and real estate investment advisor, qualifications which he obtained at the university European Business School in Oestrich-Winkel, Germany. He also is a member of the Institution of Chartered Surveyors (MRICS).

The Rotunda is the final part of the re-development of the land mark Bullring in central Birmingham. The iconic, 21 storey, listed, 1960″s office building was transformed into luxury apartments without disrupting Birmingham“s busy main shopping district by using pre-fabricated cladding elements installed from a roof mounted crane.

Unitised curtain wall facade.
The entire re-cladding operation was achieved without scaffolding by using a pre-fabricated and pre-glazed unitised form of construction. The bespoke curtain wall elements 2.85m wide by 3.2m high were manufactured in our headquarters in Arnstorf. The elements were then installed using a roof mounted crane and lifting chimney.

Unitised Main Facade to Apartments
The main envelope comprises 36 faceted elements per floor to suit the circular floor plate of the tower. Each
element contains a fixed pane and a „pop-in“ type sliding door. The doors are specially designed to travel across a 5 degree facet angle, and can provide „crack ventilation“ in their tilt position, or open fully to provide a stunning vista across the city.

The doors are structural silicon glazed and the fixed panes are capped and retained by gaskets. This gives uniform external appearance to the fixed and opening panes. The system achieves air permeability and watertightness of 600Pa according to CWCT sequence B.

Internal glazed balustrades provide protection when the doors are open. Double glazed units to the vision glazing have a combined high performance solar control and low-e coating to give excellent thermal insulation yet prevent solar overheating. Single glazed spandrels of textured and fritted glass add character and sparkle at the slab zone. The spandrels also conceal the ventilation inlets and outlets for bathrooms and kitchens positioned behind the glass.

Special separators installed between the curtain wall mullions and the internal walls provide exceptional levels of acoustic flanking insulation and fire separation between apartments. Fritted textured glass is also used as a rain-screen to the concrete walls at the interface to the podium building. Aluminium profiles have a natural anodised finish.

As the original building from 1991 proved to be too inflexible, the owners decided a revitalization was needed. Sustainability, an attractive appearance and a variety of building uses were all very important for a successful refurbishment.

In order to attain LEED „Gold“ certification, integral planning and execution was required.

Removal of existing facade, production and installation
From the removal of the old facade to the completion of construction, a complete record of the sustainability of the planning and execution was documented.

A new identity
At the characteristically circular corner of St.-Martin-Str. / Hohenwaldeck Str. the elegantly curved, timeless modern architecture comes into its own. The facade is a harmonious combination of plaster facade and windows in a horizontal band layout.

The offices in the roof area are designed in the penthouse style with landscaped terraces.

Lindner specially developed a ceiling system for the Allianz Suisse headquarters in Wallisellen, Switzerland: the Plafotherm® heated/chilled ceiling with concrete core activation and a concealed supply air system within the ceiling void.

The company headquarters are located at the Richtplatz, once an industrial zone. Several bridges connect the multi-storey building and the low-rise building, thus creating a diverse working environment for the approximately 1,700 employees of the insurance group.

Heating – Cooling – Ventilation

The concrete ceiling is part of the system“s climate concept and acts as a storage medium. The heat conducting profiles are connected to the concrete ceiling which cools down during the night, thus storing cooling energy. By day, the supply air system transforms the stored cooling energy into cold air that seeps through the perforation of the ceiling panel and cools down the room below.

However, it was not only the system“s elaborate technology, but also its impressive design that left a lasting impression on the judges. Wiel Artes Architects opted for an interior concept that features an embossed metal ceiling with three-dimensional effects and creates a comfortable working environment. The ornamented ceiling brings to mind traditional stucco ceilings or painted overhangs and has many advantages:

Thanks to their extraordinary texture, the panels are extremely rigid and even very large ones do not deflect. The ventilation components are not installed on the underside of the ceiling and do therefore not disturb the harmony of the design. Instead, waste air gets sucked out through a joint. Each panel is particularly easy to remove in case of maintenance and may be furnished with heating/cooling meanders.

It was the 14th time that two certain architectural journals awarded the Innovation Award for Architecture and Technology on the occasion of the ISH 2013 and in cooperation with the Messe Frankfurt. The competition was open to architects and designers as well as industrial concerns and manufacturing companies in the field of sanitation and HVAC. Lindner was proud to submit the customised Plafotherm® heated/chilled ceiling with concrete core activation and a concealed supply air system within the ceiling void. The sophisticated technology and the elegant design of the ceiling panel won favour with the jury which placed Lindner in the top category.

In summer 2011, Lindner Group was commissioned to provide the facade of a new service centre for the company Losinger Marazzi AG. Installation began in November and was completed in April 2012. The total area of Lindner facades installed on this office building is 4,800 m2.

Technical details
In order to provide sufficient stability against the vibrations caused by passing trains, the sunblinds were innovatively integrated into the facade profile. As cleaning from the outside adjacent to the railway is not permitted, every element is openable for cleaning purposes, with the hinges being cleverly
hidden in the element. As well as the standard facade bracket, customized brackets were also designed to avoid clashing with the building“s columns.

Installation
The panels at the ends of the building are fully glazed black enameled panels. Installation of elements started in January 2012 and was completed in April 2012, with work continuing uninterrupted during the coldest months in temperatures below -10°C.

The Linz music theatre was inaugurated on 11 April 2013 – four years after the beginning of construction. Approximately 1,700 invited guests watched the première of „Spuren der Verirrten“ (Traces of the Lost), an opera in three acts.

In summer 2011, the project team of the Lindner Group started to fit-out the interior of the new „Kulturpalast am Volksgarten“.

The Company was mainly responsible for the acoustic fit-out of the theatre. Golden, metal-coated balcony fronts and the acacia surface of the floor, the ceiling and the walls are the highlights of the main hall. Especially versatile Lindner NORIT-Industrial Boards form the U-shaped balcony fronts.

The acoustically decoupled Lindner FLOOR and more® arena floor, specially developed for theatres, proved once again to be an extraordinarily adaptable system.

Lindner manufactured, delivered and mounted the tailor-made ceiling and wall cladding of the „Great Orchestra Hall‘ whose orchestra is named after the Austrian composer Anton Bruckner. Every single acoustic panel has a special golden metal coating with a custom relief.

In addition to fitting out the main areas, the Lindner Group was also commissioned to adapt the numerous backstage practice rooms to suit the acoustic requirements of the theatre.

The acoustic fit-out of the Musiktheater Linz epitomizes Lindner Group“s motto „all from one source“.

The new Scandic Hotel is situated on the Gabriele-Tergit-Promenade, south of the Tilla-Durieux-Park. Laid out as an inner-city 30 meter wide green strip, the park runs from Potsdamer Platz about 500 meters south to the Landwehrkanal, covering the tunnel of the north-south railway line.

On this property, next to the subway station Mendelssohn-Bartholdy-Park, the investor built the 9-storey, more than 30,000 m² large hotel right on top of the U2 subway line.

A Scandinavian Oasis in Berlin. The Scandic Spirit.
Transferring the operator“s corporate identity to the hotel“s interior, where it can be fully experienced by the guests, is vital for any hotel project. Thus, this progressive hotel chain deploys innovative thinking to differentiate itself from the majority of competitors. Scandic totally admits itself to its Nordic origin with this „Scandinavian Oasis“ in Berlin. The self-commitment to environmental compatibility derives from
the Swedes“ tradition and their love of nature.

The visitor finds himself amidst the Scandinavian nature. Bright colours and clean shapes represent winterly mountain sceneries and form a contrast to the harmonious design in the warmer areas: there, guests can relax in lush green summer colours or autumnal warm, earthy tones. This rhythm of the seasons runs through the decoration of the rooms and generates an impressive flair.

The mere size of the Scandic Berlin requires for consistent standardisation on the inside and the outside. At the same time, and in contrast to public building projects, the marketing potential of the hotel has to be considered at all times. The fit-out and the selection of the furniture are very important aspects in this regard. From the guest rooms“ interior to the equipment of the public areas, the quality of the implementation has to reflect the operator“s brand identity and design level.

The Scandic Berlin has a total of 563 rooms, of which 60 are barrier-free, 128 Superior Rooms, 10 Junior Suites and 1 Executive Suite. The divisible ballroom with its large roof terrace, 20 conference rooms, a restaurant, the lobby and a bar make the hotel appealing to both leisure and business visitors.

Architecture and design – with good conscience.
As the user of this building, Scandic underlines the claim of being the industry“s leader in sustainability. The environmental quality of this construction is not limited to the use of ecologically friendly materials.

The influence of Scandic“s socio-cultural competence has been just as important to the whole concept: thoughtful solutions for visitors suffering from allergy, for wheelchair users or people with other special needs have been integrated in 60 rooms and in all public areas to provide for a pleasant stay. Families with children are warmly welcomed at the Scandic Berlin with offers like diaper changing tables, a games room and the children“s menu at the restaurant. Parents who are accompanied by their teenage children can book separate young person“s rooms at special rates.

Because of the complexity of this high standard building, the investor aimed for bundling the finishing works with one single partner, resulting in less time for completion, close adherence to tight schedules while achieving highest quality of workmanship.

He was taking it for granted that this partner would speak the language of his architects and turn the ideas of the operator“s designer into hotel reality.

In opting for Lindner the investor made use of the Company“s project experience, comprehensive capacities for research and development as well as expertise in quality, from as early as tender phase through to project completion. When buildings are financed by investors, architects and designers face the important responsibility to decorate them appropriate for their intended use and to furnish them with a most unique character. At the Scandic Berlin Lindner was granted the opportunity to turn these ideas into custom-built reality. We could draw on our extensive experience with regard to engineering, material, safety standards and economic efficiency in interior fit-out. In this way, for instance, the novel Lindner real wood veneered panels with tested A2 fire resistance classification were used for wall cladding in the guest corridors and for the lining of the ballroom.

Lindner started the interior work in June 2009. On the day of its scheduled opening on 1 October 2010 the hotel was already fully booked … serving happy guests.

Lindner has been building superior hotels for over two decades – from the refined shell construction to the opening. The floor system of Lindner Group FLOOR and more® arena is especially suited for concert halls, lecture halls and cinemas.

The floor system of Lindner Group FLOOR and more® arena is especially suited for concert halls, lecture halls and cinemas. The reason: pre-fabricated components are mounted on a bare floor. It does not care whether the step configuration is planned segmented, level or radial.

The substructure is screwed together and made of pre-fabricated steel profiles and enables installation on level, sloped or stepped undergrounds. The advantage of this product is the reducing of assembly times to a minimum, which consequently provides the planning security in the construction process.

The walkable surface consists of non-flammable calcium sulphate panels of building material class A1. The FLOOR and more® interlocking system enables easy installation. The solid covering of FLOOR and more® arena withstands even heavy loads. Installation recesses guarantee fast access to technical systems underneath the covering. Additionally optional recesses ensure open air conditioning and air flow of rooms.

The Lindner floor system meets all sustainability requirements. It is made of 99% recycled materials and constitutes the basis for building certifications according to LEED or DGNB.
